What Fire Restoration Covers — And Where It Stops

Most people are handed three contractors and no explanation of who does what. Here is the honest split, so you know what you are hiring.

We handle

  • Emergency board-up and tarping — securing the structure the same day.
  • Water extraction and drying — the fire department leaves thousands of gallons behind.
  • Soot and smoke residue removal — dry, wet and protein residues each need a different method.
  • Odor treatment — at the source, not masked.
  • HVAC and duct decontamination — otherwise the system redistributes soot every time it runs.
  • Contents cleaning and pack-out — textiles, electronics, documents.
  • Claim documentation — moisture logs and photographs in the format carriers expect.

We do not

  • Rebuild. Framing, drywall, cabinets and paint are a general contractor's work. We will say so on the phone rather than after the deposit.
  • Electrical or plumbing repair. A licensed electrician replaces damaged panels and wiring; a plumber repairs pipe.
  • Act as your public adjuster. We document what we find and what we did. We do not negotiate your settlement — Texas keeps those roles apart for good reason.

Dry, wet and protein soot behave differently and are removed differently. Getting this wrong ruins surfaces.

Is fire damage restoration covered by insurance?

Do I have to use the restoration company my insurer recommends?

How much does fire damage restoration cost?

It depends on how many rooms carry residue, which residue type, how long it sat, whether contents and HVAC are in scope, and how much firefighting water has to be dried out. A single-room fire with light residue elsewhere commonly lands in the low thousands; a whole-house smoke loss with contents cleaning runs well into five figures.

Do you handle water damage too?

Yes. Fire and water arrive together more often than not — the fire department leaves thousands of gallons behind. Handling both under one scope is faster and cleaner on a claim than splitting it between two contractors.

Can smoke odor really be removed, or does it always come back?

It can be removed, but only by finding and treating the source. Odor returns when residue was left behind in a place nobody cleaned — inside ductwork, attic insulation, wall cavities, or the underside of surfaces. Sealing or painting over untreated soot hides it until the first humid day.
