Do this in April, every year: flush the condensate line with vinegar, inspect the drain pan, trip-test the float switches, change the filter, confirm the secondary drain line is clear and visible, and book the professional tune-up — asking for the condensate side by name. Houston's first sustained 90-degree week puts every AC under maximum moisture load at once; the systems that flood ceilings in June are the ones nobody looked at in April.
Why June floods are made in April
A Houston AC in high summer is a water pump wearing a cooling costume — it pulls gallons of condensate per day out of our Gulf air. All winter, while the system loafed, algae kept colonizing the damp drain line. Come the first hot stretch, peak water production meets peak restriction.
That is the whole physics of the early-summer overflow spike, and it is why this checklist has a date on it: April. Not because the calendar is magic, but because it beats both the heat and the HVAC companies’ summer backlog.
The homeowner checklist (an hour, most of it in the attic)
1. Vinegar down the cleanout. A cup of white vinegar into the capped tee near the indoor unit — the opening move of the 90-day routine that continues all season.
2. Eyes on the emergency pan. Under the attic unit. It should be dry and clean. Water = drainage already failing. Rust rings or crust = it has failed before. Flaking metal or cracks = the pan itself is on its last season — and here is what the pan failing looks like.
3. Trip the float switches. Lift each float (inline switch on the primary; pan switch if present) and confirm the system actually shuts off. A float switch that doesn’t kill the unit is decoration. No switches at all? That is the first line of your tune-up request.
4. New filter. A choked filter ices the coil; thawing ice becomes water the drain system was never sized for — a sneaky, self-inflicted overflow.
5. Find the secondary line outside. The small pipe over a window, door, or eave. Confirm it is open (no paint, no wasp nest, no crushed end). Remember what it means: dripping from that pipe is the system’s final warning, so you want it able to speak.
6. Look at the ceilings below the unit. Flashlight held flat against the ceiling shows stains lamps miss. Any discoloration under the attic unit gets investigated before the season adds water to it.
7. Duct and line insulation (bonus item). Sweating ducts and suction lines in a humid attic drip like slow leaks all summer. Torn or missing insulation on the lines near the unit is worth flagging for the tech.
What the April visit costs against what a June ceiling costs
A standard residential tune-up generally runs $80 to $200, and many companies price a pre-season plan below that. The consumables are trivial — a one-inch pleated filter is around $15, a gallon of white vinegar is a few dollars, and a pair of float switches fitted during a scheduled visit is usually under $150. Call the whole program $250 to $400 a year, most of it labor you were buying anyway.
Now the failure. An attic air handler that overflows through a ceiling means wet drywall, wet insulation across a wide area, and wet framing above a room you use. Mitigation alone — extraction, containment, structural drying with daily readings — typically lands in the low-to-mid four figures, and that is before drywall, texture, paint and insulation go back.
The professional visit (book it in April, ask by name)
A spring tune-up quote usually means refrigerant, electrical, coils. All good — but the water damage side of the ledger is the condensate system, and it gets skipped unless you ask. The script:
“Along with the tune-up: clear the primary condensate line end to end, inspect the drain pan condition, test the float switches — add them if there aren’t two — and confirm the secondary line is open.”
Five items, maybe twenty minutes of their visit, and it addresses the single most common summer water loss in Texas homes.
What wears out, and when
Every part in the condensate chain has a service life, and none of them announce the end of it.

The warning signs are equally specific. Water in the emergency pan means the primary line has already failed. A drip from the secondary line outside is the system’s last free warning — act this week. Rust rings or crust in the pan mean it has overflowed before. A ceiling stain under the attic unit means the cavity is wet now, and in Houston humidity a wet cavity does not resolve on its own. That path ends at pan overflow, and after enough weeks, at mold after water damage.
The insurance angle nobody mentions until the claim
Carriers treat AC water losses by how fast the water arrived, not how much of it there was. A pan that overflows and drops a ceiling in an afternoon reads as sudden and accidental, and it is generally covered. A drain line that seeped into a wall cavity for four months reads as gradual damage, which is excluded on almost every homeowners form in Texas. Same appliance, same water, different section of the policy.
So the maintenance record matters more here than anywhere else in the house. Keep the tune-up invoices, photograph the pan each April with the date stamp on, and write filter change dates on the frame with a marker. The two-minute monthly habit, June through September
Once the season is running: on the first of each month, glance at the secondary line outside (dripping?) and the ceiling below the unit (staining?). Ninety seconds total. Those two sightlines are the early-warning system for the entire condensate chain — and both failures are cheap on the day you catch them and expensive every week after.
The same April hour: dryer vent, grill, alarms
You are already in the attic and the garage with a flashlight. Three fire items belong to the same visit.
The dryer vent. Lint packs the duct run and the flexible transition behind the machine, and lint burns. Pull the machine out, disconnect the duct, clear the whole run to the exterior hood, and check that the hood flap opens. A dryer that needs two cycles to dry a load is telling you the duct is blocked. Replace any foil or vinyl transition with rigid or semi-rigid metal.
The grill. Mud daubers and spiders nest in the burner venturi tubes through a Gulf Coast spring, and a blocked tube pushes flame back into the control panel — the flashback fire that scorches the cabinet and the wall behind it. Pull the tubes and clear them, brush the grease tray, and soap-test the propane hose and regulator for bubbles.
The alarms. Smoke alarms expire ten years from the manufacture date printed on the back — replace the unit, not the battery. Carbon monoxide alarms run five to seven years. If the house dates to the 1960s or 70s, as much of southeast Houston does, and still has original branch wiring, that is a licensed electrician’s call rather than a handyman’s. The system’s year has the same shape every year.
- February–March. Book the April tune-up, while price and availability are both better.
- April. Run this checklist. Buy the year’s filters at once so the excuse disappears.
- May. First sustained load. Watch the secondary line the week the heat arrives.
- June–September. Filter monthly, vinegar every 90 days, and the two-minute look on the first of each month.
- October. One last vinegar flush before the line sits damp through winter.
- November–February. The system loafs while algae keeps growing in the line. That is why April exists.
