What causes water damage in Manvel homes

Post-tension slabs, and why they change the job
Most new Manvel construction sits on a post-tension slab — concrete with steel cables tensioned inside it after the pour. That slab is stronger and cheaper on this clay than a conventional reinforced one, and it carries a consequence owners discover during a loss.
You cannot cut a post-tension slab the way you cut a conventional one. Coring or sawing into a tendon releases it, and that becomes a structural repair rather than an inconvenience. So a slab leak under a post-tension slab is usually solved by rerouting the line overhead through the attic rather than by tunneling or breaking through, which is a different scope and a different bill from what a neighbor in an older house paid. Either way the water already under the floor has to be reached, and reaching it means the flooring comes up.
Engineered lumber burns faster
New construction also changed the fire clock. Manvel’s two-story homes are framed with engineered I-joists and laminated beams — thin webs, glue lines, and far less mass than the dimensional lumber in a 1970s house.
Under fire that assembly loses strength much faster than solid sawn lumber, which is why fire crews treat lightweight-framed floors differently, and why an attic or floor-cavity fire in a new house can do structural damage fast. It also means smoke travels the open web cavities a solid-joist house would have blocked.
Flat ground, new drainage, and the first big rain
Manvel’s terrain is flat and its clay does not absorb. New drainage is sized for the phase it was permitted with, and the first heavy rain after a section completes reveals the low spots. Water that ponds against a slab and comes under the door is flood, not plumbing, and it arrives contaminated.

What restoration costs on new construction
Newer does not mean cheaper:
- How many floors. Second-floor water lands in two ceilings plus the cavity between them.
- Post-tension slab. Reroute rather than break-out changes both the plumbing repair cost and the access route to the wet flooring.
- Builder finishes. Large-format tile, engineered wood and MDF-core cabinetry are less forgiving of water than the materials they replaced. Wet drywall and wet cabinetry are separate decisions, and MDF loses both.
- How fast it was caught. Always the biggest lever, and in a new house it is the one owners trust least.

Insurance, warranty, and the builder
New homes bring a third party into the conversation that older homes do not: the builder’s warranty. A failed supply fitting inside the warranty period may be a warranty matter, an insurance matter, or both, and the sequence you handle it in affects what you recover.
Do not let a warranty conversation delay the drying. Mold does not wait for a service department, and mitigation happens first regardless of who pays.
