What causes water damage in Clear Lake homes

Sixty-year-old plumbing, and what it does when it goes
Two systems in the NASA-era subdivisions are past design life at the same time.
Cast iron drain lines corrode from the inside out. The pipe scales, the scale traps solids, the wall thins, and eventually the bottom of a horizontal run under the slab opens up. You do not get a burst. You get slow saturation under the floor, a musty smell with no visible source, and a slab that stays damp. If your drains are cast iron and a whole side of the house runs slow, that is a camera inspection, not a plunger.
Polybutylene supply — gray pipe with crimp fittings — went into homes built and re-plumbed from the late seventies onward. It fails at the fittings, without warning, at full line pressure. A supply line failure inside a wall puts hundreds of gallons into a slab home in an hour.
Wiring of the same vintage is the fire half of the same problem. Aluminum branch circuits and ungrounded devices were normal in those years, and the failure shows at terminations rather than in the middle of a run. That is electrical fire damage, and its residue is the corrosive kind.
Boats, garages, and the storage problem
Clear Lake garages hold boats, trailers, outboards, and the accumulated contents of forty years, and the garage is usually the lowest slab in the house. The word your carrier is looking for on a sixty-year-old house is “gradual”. Sudden and accidental is covered; long-term seepage generally is not, and a cast iron line that has been weeping for two years is the exact case adjusters deny.
